Tape measurements and old plans hide the problems that cost the most: out-of-square walls, sloped floors, undocumented additions. We scan the whole building so those surprises show up on screen, not as change orders.
About Zzyzx Imaging
We give architects the building as it really is.
Zzyzx Imaging is a 3D laser scanning and scan-to-BIM company in San Diego, founded by Bryan Nelson and Brian Donnelly. We turn existing buildings into accurate point clouds, as-built drawings and Revit models, so architects and designers start from measured facts instead of guesswork. Since 2023 we have completed more than 130 projects, from single-family remodels to occupied hospitals.
What we believe.
Accuracy is a number, not a promise.
We state accuracy on the USIBD Level of Accuracy scale and prove it with a registration report and a deviation map in every delivery. If a client asks how close a wall is, we can answer in fractions of an inch.
The owners do the work.
One founder scans every building. The other signs off every model. You talk to the people who are accountable for the result, from the first call to the last revision.
The right tool for the building.
We use a Leica RTC360 and a NavVis MLX because each is better at something: precise exteriors and big open spaces, or fast interior capture. We choose by the building, not by habit.
We say what we did not capture.
No scan sees everything. Locked rooms, roofs we could not reach and hidden framing are listed in the delivery, so nothing in your model is guessed silently.
Every project makes the next one better.
We keep a standards file for every client: templates, layers, sheet setup and past feedback. Your second project starts where your first one ended.
How we run the company.
Zzyzx is small on purpose. Two owners, a trusted modeling team and written standards for every step, from scan plan to final QA.
Growth matters to us only if quality comes with it. Every new service, scanner or market has to make the deliverable more accurate, faster or easier to use. If it doesn't, we don't do it.

Both founders are based in San Diego and work on every project, from single-family homes to schools, hotels and hospitals.
Bryan Nelson
Co-Founder & Managing Partner
Bryan runs every project from the first call to final delivery and is your one point of contact. He does the field scanning himself with our Leica RTC360 and NavVis MLX, plans site access and scheduling, and registers and checks every point cloud before modeling starts. He earned his Bachelor of Architecture from NewSchool of Architecture & Design in San Diego in 2014 and brings 12 years of experience, so he knows which measurements matter to a design team and makes sure they are captured.

Brian Donnelly
Co-Founder & Managing Partner
Brian leads our modeling team and is the quality check on everything we deliver. He turns registered point clouds into Revit models built to your template and standards, checks each model against the point cloud for dimensional accuracy before it leaves the office, and manages the production schedule, model delivery and clash detection support.
