What scan to BIM costs for a house
A typical single-family home costs $3,840 to $4,320 to laser scan and model in Revit. That covers one site visit, the registered point cloud, a virtual tour and an architectural model with floor plans and elevations in your own template. Here is what moves that number up or down, so you can budget before you call.
What a typical home includes
- One site visit with a Leica RTC360 and/or NavVis MLX scanner, inside and out
- Registered point cloud (RCP, E57 or PTS) and a shareable virtual tour
- Architectural Revit model (or SketchUp/CAD) built in your template, at LOA20 by default
- Floor plans and exterior elevations, plus a registration report and a model-to-cloud deviation map
- A work-in-progress review, one revision round, and four updates along the way
What changes the price
| Factor | Why it matters |
|---|---|
| Square footage and levels | More rooms and floors mean more scan positions and more modeling time. |
| What you need drawn | Plans only cost less than plans, elevations, sections, reflected ceiling plans, roof and site. |
| Level of detail | Architectural shell and openings are standard. Detailed millwork, MEP or structure take longer. |
| Accuracy | LOA30 cloud and LOA20 model are standard. LOA40 on critical elements needs survey control. |
| Site and access | Steep lots, dense landscaping, occupied homes and attic or crawlspace access add field time. |
| Format | Point cloud only (you model in-house) costs much less than a finished Revit model. |
Is it worth it compared with measuring by hand?
A hand-measured house usually takes a day or two of an architect's time, and it still misses ceiling heights, out-of-square walls and roof geometry. One wrong dimension can mean a redesign, a change order or a cabinet order that does not fit. Scanning captures everything in one visit, and you can go back to the point cloud for any measurement you forgot, without driving back to the site.
How to keep the cost down
- Tell us exactly which sheets you need. Unused drawings are wasted money.
- Send your Revit template up front so the model drops into your set without rework.
- Ask for the point cloud only if your team is comfortable modeling from it.
- Bundle the main house, ADU and garage into one visit.
Questions about cost
How much does scan to BIM cost for a house?
A typical single-family home is $3,840 to $4,320 for the laser scan, the registered point cloud and an architectural Revit model with plans and elevations. Smaller scopes cost less and larger or more detailed ones cost more, and every proposal states the price in writing before work starts.
Is a point cloud alone cheaper?
Yes. If your team models in-house, a registered point cloud and virtual tour without a Revit model costs noticeably less, because modeling is the largest part of the fee.
Do you charge for travel?
Not within our weekly service area from San Diego to Santa Barbara. Projects in Arizona, Nevada, Colorado and Utah include travel in the quote we send.
Is there a minimum project size?
No. We scan a single room, a whole house or a full campus, and small jobs get the same registration report and quality checks as large ones.
How fast can I get a price?
Send the address, approximate square footage and what you need, and we reply the same day with a quote. A written proposal with the deliverables and dates follows.
